My Business Philosophy and

How It Developed

 

Real estate agents generally tend to specialize is certain limited activities they find most comfortable and/or productive. It might be doing open houses, cold calling, door knocking, neighborhood farming, calling on for-sale-by owners, joining organizations, mass mailings, etc.  The list of options is nearly endless.

For the past 25+ years, I built my business on calling sellers of homes listed with other agents after they failed to sell (expired listings). I listed and got them sold when other agents could not. This effort, like all options, required lots of my time calling and prospecting these sellers. After about 25 years, I discovered I can produce a more satisfying selling experience for clients by swapping the daily hours of prospecting time for more attention to keeping my current clients happy. This more recent arrangement also results in more “thank yous” which means I am more satisfied too. I have more time for open houses, communicating, doing requested homework and being  more available when I am needed. This arrangement has also resulted in fewer transactions which equates to less stress for me. I believe this results in less stress for my clients as well.

I may not be the top volume producer I once was and that is OK because this is a good thing for me and my clients. Clients get 28+ years experience to their advantage and we all feel less stress while reaching our goals.

5 Acres on 232nd Ave., Brush Prairie- This property was listed with another agent for 179 days without selling. I listed it for more $$s and had a full price offer at $199,000, in just 3 days.

12611 NE 20 Ave.- Was listed with More Realty, NW for 92 days without selling. I listed it and got it pending in 33 days. It closed for $325,000.

18319 NE Cole Witter Rd. Battle Ground- Was listed with Realty Pro for 121 days without selling. I listed it and it went pending in just 14 days. It closed at $249,000.

18509 SE 18th Way- This property was listed with two agents without selling. I listed it and got it pending in just 2 days. It closed for $295,000.

2829 NE Stapleton Rd.- This duplex property was listed with another agent for 12 months without selling. I listed it and had it pending in about 3 weeks. It closed for $345,000

19700 NE 226th Cir., Battle Ground-Was listed with two different agents without selling. I listed it for more $$s and got it pending in just 7 days. It closed at $495,000.

1718 SE 6th Ave., Camas- Was listed with Premiere Property Group, LLC for 209 days without selling. I listed it for more than $10,000 more and got it pending in 5 days. It closed at $244,000

8313 NE Meadows Ct- Was listed with Savvy Lane brokerage for over nearly 90 days without selling. I listed it and had it pending in just 4 days. It closed at $235,000.

23620 NE Rawson Rd-Was listed with another agent for 135 days without selling. I listed it and got an acceptable offer in 35 days at $385,000.

3303 NE 94th Street- Listed with two different agents for about 18 months without selling. I listed it for $55,000 more and got it pending in just 34 days.

2210 SE 11th Ave, Camas- Was listed with Windermere for nearly 7 months without selling. I listed the Property and got an acceptable offer in less than one day at $270,000.

2111 NW 120th Street-Was for-sale-by-owner at $265,000. Listed with me and received an offer at   $289,900.

3386 G St., Camas-Went pending in 5 days for $255,000 all cash. Was for-sale-by- owner at $230,000 with no offers and two agents told the seller the home would sell for $215,000-$230,000.

2926 NW Hill St., Camas-Went pending in 3 hours for full price: $340,000. The prior Prudential agent did not sell it even though the list price was $5,000 less.

14519 NE 165th Ave, Brush Prairie-Sold for $255,000. Another agent tried for over 700 days unsuccessfully. I got it pending in 63 days.

6906 NE 139th Street, Vancouver- Sold for $146,000. A ReMax agent tried for over 1300 days unsuccessfully. I got it pending in 6 days.

5501 NE 85th Ave, Vancouver-Sold for full price at $159,900. A Realty Pro agent tried for 43 days unsuccessfully. I got it pending in 1 day.

2716 NE 157th Street, Vancouver– Closed at $239,000, full price. A Remax agent tried for 198 days unsuccessfully. I got it pending in 5 days. 

14519 NE 165th Ave, Brush Priarie Closed for $259,900, full price. Another agent tried for 472 Days unsuccessfully. I got it pending in 5 days.

2318 NW 47th Ave, Camas-Sold for $273,000. Windermere tried for 380 days unsuccessfully. I got it pending in 45 days.

13312 SE 27th St., VancouverSold for $169,000. Safe Harbor Realty and Realty Pro tried for 376 days unsuccessfully. I got it pending in 69 days.

27909 NE 91st Ave., Battle GroundPending for $280,000. FBR Realty tried for 190 days unsuccessfully. I got it pending in 37 days.

24000 NE Dole Valley Rd, YacoltPending for $230,000. Prudential tried for 186 days unsuccessfully. I got it pending in 28 days.

16509 NE 13th Street, Vancouver– Sold for $186,000. Better Homes & Gardens Realty tried for 181 day unsuccessfully. I got it pending in 29 days.

4302 NE 72nd Pl, Vancouver CondoSold for $130,000: Two Prudential agents tried for 400 days to sell unsuccessfully. I got it pending in 77 days

707 NE 3rd Way, Battle GroundSold for $137,000: ReMax tried for 715 days and I got the home pending in 5 days

2620 NW Carty Rd, RidgefieldPending for $825,000: Top Coldwell Banker agent tried for 381 days without finding a buyer. I found one in 78 days

4208 NE 180th Ct., Vancouver– Sold for $240,000: Coldwell Banker tried for 181 days without finding a buyer. I found one in 7 days.

2005 34th Street, Washougal– Sold for $205,000:  Re/Max tried for 642 days and then a Windermere agent tried for 187 days. I found a buyer in 44 days.

2448 37th Street, Washougal-sold for $285,000: Another agent tried for 188 days. I sold the home after creating a bidding war between 3 buyers to net top price and prevent a foreclosure.

9925 NE 28th Place, Vancouver-sold in for $230,000: After another agent tried for 323 days and failed. I prevented a foreclosure just days before the auction and found a buyer in about 2 weeks.

814 SE 9th Cir., Battle Ground-Sold in for $164,900: Homeworks Real Estate failed to sell this home in 340 days. I found a buyer in 52 days and prevented a foreclosure.

900 SE 9th Cir., Battle Ground-Sold for $165,000: Another agent failed to sell the home in 351 days. I found a buyer in 22 days.

2504 SW 11th Cir., Battle Ground-Sold for $245,000: After a RE/Max agent failed to sell the home in 315 days. I found a buyer in 66 days.

11017 NE 97th Street., Vancouver-Sold for $195,000: Windermere failed to sell the home in 67 days. I found a buyer in about 2 weeks and prevented a pending foreclosure.

535 E 8th Street, La Center – Sold for $201,000: Coldwell Banker failed to sell the home in 135 days. Another company failed to sell the home in 334 days. I sold this home in 49 days.
